Umbria, Spoleto. Villa situated in the hills near Spoleto, a city considered by many as the finest city of Umbria. The house offers beautiful views of the surrounding villages with on one side the castle and on the other side Morgnano Spoleto and the Monti Sibbilini.
The former farmhouse has been converted into spacious villa, 350m2, for at least 12 persons. There are 6 bedrooms, each with a double bed. There is the possibility to sleep 4 additional persons sleeping on the 2 sofa beds. The Villa can be rented for 12 +4 persons, or only the ground floor for 4 + 2 persons.
The interior of the Villa is comfortable and rustic with a some antiques, the decoration of the bedrooms is very niice. Outside there is a panoramic terrace with table and chairs and a barbecue. Next to the Villa, in a very sunny position and surrounded by old oaks there is a nice swimming-pool (14x7) at exclusive use of guests .
From the Villa it is possible to reach on feet the main building of the farm, both to buy the local wine and olive oil, and to walk along the 3 tracks in the property, long
From Spoleto railway station it is possible to reach by train Rome in 1 hour and a half journey while Florence is at about 2 hours journey.
At client’s disposal there are satellite tv, a table tennis, ironing facilities, a cot and an highchair for children.
Description of the villa:
Ground floor :4 + 2 persons: Spacious living room, sofa ( bed for 2 extra persons), TV / DVD / hi-fi, kitchencorner with 4-burner stove, oven, refrigerator and dishwasher, dining table with chairs. Bedroom with double bed, bathroom with shower and toilet (bathroom is accessible for disabled), 2 steps to 2nd bedroom with double bed, bathroom with shower, toilet. Washing machine.
External stairs to 1st floor for 8 + 2 persons. Room with large fireplace, dining and kitchen area with 4-burner stove, microwave, refrigerator and dishwasher, living room sofa ( bed for 2 persons) and kitchenette. This room can also be used as a bedroom. Four bedrooms, three with double bed and one with two single beds, two bathrooms with shower and toilet.
The Villa is ideally suited for 2 or 3, families, both on the ground floor and 1st floor is a well equipped kitchen.
The villa can also be rented by a smaller group. At six persons or less, only the groundfloor will be rented out, the 1st floor is then closed.

The owner has a small apartment on the outskirts of the villa that he occasionally used the weekend, he respects your privacy and will not use the pool at the Villa. A little further, 900 m, the owner has a second home that he rents, therefore he must sometimes in the weekends.
