Rental is arranged by Homes to Remember in the name of and on behalf of the owner of the property. All properties are fully furnished and equipped.

Prices
Prices quoted are per property for one week running from Saturday to Saturday, unless indicated differently. Please advise us if you would like to arrive on a different day of the week, or stay for less than 7 days or for more than one week but less than two weeks and we will advise which properties we can offer you together with prices.
Prices vary according to the time of year as specified in the property's web price list. Prices include the cost of electricity, cooking gas, water, unless indicated differently in the price list. When linen (sheets, pillow cases and towels but not swimming towels) is included, it is indicated. If so, it will be supplied on arrival and changed weekly. Frequently prices include various other services (such as heating, air conditioning, final cleaning, etc.) Which services are included and which services are extra is specified in the property's web price list and confirmed in the rental agreement we send you. 

The number of persons who can stay in a property is indicated in the web description. Some properties can accommodate extra persons (for by eg. having an extra bed to sleep three rather than two persons in a bedroom, or by a settee converting to a bed) and where this is possible it is indicated in the web description of the property.
Whether there is an additional charge or not for an extra person is indicated in the property's web price list and when applicable is to be paid in euro cash directly to the owner on arrival. There is no extra charge for a baby of up to 24months of age on the day of arrival unless indicated differently in the price list.
If you require a cot (baby bed) please advise us and we will confirm whether or not the owner is able to supply you with one and what the extra charge for the cot will be; unless otherwise advised you must bring your own linen for the cot and pay the extra charge in euro cash to the owner on arrival. 

Booking
You can book the property by telephone or via internet. These ways of reservation are legally binding for both parties.

Payment Terms 
30% of the rental cost on booking and the balance of 70% to be received by us two months before the beginning of the rental period. If the downpayment or the 2nd instalment, without consultation, is not received within the specified time, we reserve the right to cancel the booking and charge you according to cancellation terms. 
A booking fee of € 25 per booking will be charged at reservation.
When the full rental sum is received, detailed travel and arrival information will be sent to you no later than two weeks before departure. You will also receive a voucher which you hand over to the owner (or representative) on arrival.

Cancellation Terms 
Cancellation takes effect only when written notification is received by Homes to Remember from the person who signed the rental agreement. Cancellation notification must be made by recorded delivery and applies from the date we receive the notification. For cancellation until two months before the arrival date loss of 30%: from 2 months to 30 days loss of 50%: from 29 to 15 days loss of 80%: from 14 days to non arrival: loss of 100%. We strongly recommend that clients take out appropriate travel insurance in order to be covered for cancellation. 

Description
All houses are visited,  meticulously inspected and described by Homes to Remember or our respresentatives. However we can not accept responsibility for any changes we have not been informed of. Obvious errors or mistakes in the description of the property or the properties price do not bind Homes to Remember. Neither do we bear any responsibility should the accommodation not meet the expectations of the individual tenant.

Cautionary Deposit 
A cautionary deposit (if required by the owner of the property) is detailed in the web price list of the property, in the rental agreement we send you for the property and in the travel and arrival documentation supplied to you when you have completed payment of the rental. The cautionary deposit is to be paid on arrival directly to the owner or the owner's representative in cash. It will be returned to you at the moment of your departure by the owner or the owners representative, less the cost of any breakages or damages, less cleaning costs - if indicated - the cost of heating, if used, electricity costs - if indicated on the contract and the website, or any extra charges incurred (eg. telephone, beverages etc.). If the deposit cannot be returned on departure, it will be returned after departure by banktransfer by the owner.

Arrival in Italy 
When we have received full payment of the rental of the property we will supply you with detailed travel and arrival instructions and a voucher to present to the owner or his representative. Arrival time on the day of your arrival is between 4pm to 7pm unless otherwise indicated on the voucher and travel instructions. If prior to departure you know that you will be unable to arrive during these hours you must contact Homes to Remember and a special arrival time, depending on what is possible for the owner, will be arranged by us which we will confirm to you in writing. If you are delayed during your journey and see that you will be unable to arrive by 7pm you must contact the owner, so that you can be met at a later hour or on the following day depending on what is possible for the owner. In case of emergency you can also contact Homes to Remember or the representative of Homes to Remember in Italy. If traveling by air you will have to send us your flight schedule before departure so we can inform the owner.

Assistance during you stay 
If you need help or information during your stay, both the owner of your rental property as well as Homes to Remember will be happy to be of service. In your travel and arrival documentation, you will find the contact information for the owner as well as the Homes to Remember office or their representatives.

Cleanliness & Order 
The property will be consigned to you clean and in good order. On your departure you must leave the property in the same good order in which you found it otherwise the owner is entitled to charge you or deduct from your cautionary deposit the cost of restoring the property to its original order. Final cleaning is included in the rental price or payable locally as indicated in the property's web price list, in the rental agreement we send you for the property and in the travel and arrival documentation supplied to you when you have completed payment of the rental. If on arrival you do not find the property in clean and good order you must immediately advise the owner or his representative and telephone or email the Homes to Remember office. 

Departure 
The property you have rented must be vacated by 9.30am on the day of your departure, unless indicated differently on your voucher and travel instructions.

Property Availability 
If due to exceptional circumstances (eg. fire, flood, etc.) the owner is unable to put the property you have rented at your disposal we will do all that we can to arrange for you to rent a property of equivalent or higher standard at no extra cost. In the event of our not finding an alternative acceptable to you we will cancel the agreement and our responsibilities will finish with the returning of the monies you have paid for renting the property. 

Number of Persons 
The maximum number of persons who can stay in each property is indicated in the property's web price list, in the rental agreement we send you for the property and in the travel and arrival documentation supplied to you when you have completed payment of the rental. The maximum number cannot be exceeded unless you have our written confirmation of the owner's consent. 

Use of Swimming Pool 
The properties which have a swimming pool are indicated in the Homes to Remember web site. Your signing of the rental agreement indicates your request to use the pool and you are accordingly authorised to do so by the owner. Your use of the pool is limited to that of yourself and the persons you have declared to be part of your group. At all times you and your group must use the pool in a correct manner, according to the rules of the owner, and taking normal safety precautions. The owner cannot accept responsibility for your safety. Dogs are NOT allowed in the pool.

Animals 
You must advise us if you wish to bring an animal with you. Animals will not be accepted in the property you have rented unless you have our written confirmation of the owner's consent. 

Liability 
The rental contract is between owner of the property and the tenant. Homes to Remember can not be held responsible for the actions of each party and the resulting consequences. Homes to Remember accepts no liability for loss or damage caused by any event which constitutes "force majeure" (e.g. wars, riots, natural disasters) or for any accident or loss of property sustained by clients during the period of their rental or for any breakdown in the supply of gas, electricity, and water attributable to public utilities. 

Complaints 
Complaints must be made immediately by telephone to the Homes to Remember office or to it's representative in order that we may do all possible to rectify any problem you have. Complaints must be confirmed in writing before the end of your stay. Complaints made after the end of your rental period cannot be taken into consideration.
